Real Estate Inspections
Purchasing selling a home is one of the most significant decisions a person can make, and septic systems are one of the most expensive consumable systems for many homes. A quality, code compliant, inspection helps evaluate septic system function and reduce risk of unforeseen costs for repairs or replacement and helps negotiations
Routine Inspections
Septic systems require regular maintenance and inspection, just like all other systems of a home. Septic replacement costs can range from 25-50 thousand dollars. Valley Home Services will perform routine inspection and maintenance at reasonable rates. Every system is unique, so please call to discuss.
Consultation
Valley Home Services offers very reasonable rates for consulting. Finding good information on septic options in New Jersey is tricky. Repairing or replacing a septic system is unfamiliar territory for many and the work is expensive! As a septic expert with local experience and no financial incentive from this work, you will receive accurate, honest information if needed.
ABOUT Valley Home Services
Valley Home Services, LLC is a part time venture that began in January of 2020 when I needed a change.

I worked for the Hopewell Township Health Department for over 20 years, starting as a complaint investigator and working up to the lead role of Health Officer. A major part of the job was working on septic system site evaluation, design review, construction oversight, and investigation of system malfunctions.

Finding little satisfaction in the administrative position I held, I decided to move back into inspections, accepting a Senior Registered Environmental Health Specialist position with Princeton Health Department. The free time created by this change allowed me to pursue my dream of working for myself and spend more time with my excellent assistant / son.

Since 2020 I have inspected just over 400 septic systems and am still going strong.
I hope you will consider putting my knowledge and skills to use if you are looking for a quality septic system inspection at a fair price or need some advice on repair or replacement options.
PRICING
Inspections for Home Buyers
Septic System vary a great deal, so pricing is calculated based on the extent of work conducted. Below are fees:
Inspections for Home Sellers
Valley Home Services will work with homeowners to conduct pre-listing inspections. Going into price negotiations with a possible $50,000 unknown costs is risky. Riskier yet if the system is older.

By augmenting the inspection process, we will look for the red flags like high water in disposal areas and low water levels in tanks first. If the system is showing signs of trouble, we can talk then about next steps. If it is decided to stop inspection and shift to replacement, VHS will not charge the full inspection fees. The fee is adjusted to meet the work done.
The inspection will not exceed costs above for purchasers or be less than $350.00 for scheduled site visit. This covers the minimum operating costs of holding the day and administrative pre-inspection processes while offering a break on the price for a job cut short.
Maintenance Inspections & Consulting
Maintenance Inspection costs are variable, based on the system and frequency of inspections. Site visits are a minimum of $125.00

Consulting Fees are $75.00 per hour with a two-hour minimum charge.
